PRECONSTRUCTION
PRECONSTRUCTION is arguably the most important phase of any complicated project. Planning is everything and it should be done sufficiently prior to construction to avoid the pitfalls of redesign efforts during construction. This is why we like to be involved early to assist the owner and the design team with the project conception from a builder’s perspective; ensuring the project’s conceptions are feasible, constructable, cost effective and of sufficient quality for the owner. In order to do this, a builder needs experience and good trade partners. Our decades of experience in the Southern California construction market allow us to do that. Typical Precon Deliverables:
- Determination of client goals, develop project specific plan to meet & monitor these goals, align project team toward those goals throughout the project
- Develop project TEAM
- Cost estimating: conceptual, at design intervals, continuous trend estimating b/t intervals via R&O log
- Logistics & phasing
- Schedule development, including design, permitting, contracting start of construction through completion
- Constructability reviews
- Permitting agency coordination
- Early Trade Partner involvement
- Existing conditions assessments: utilities, soils conditions, existing campus/property elements
- Project cashflow development for reliable financial planning
GENERAL CONTRACTING
GENERAL CONTRACTING services comes with a breadth of headaches for owners: cost overruns, miscommunications between designer and builder, timelines extend for myriad reasons, etc. Our goal when operating as GC is to take it personally. We aim to understand your goals as a client and make your goals our goals and give you a communicated plan as to how we will accomplish those goals and remain accountable to them. We aim to establish a personal relationship – and relationships are built on trust. We aim to earn your trust. Alongside earning your trust, we put our decades of experience right to work executing on the project. We have performed on some of the largest most complicated projects in Southern California. There is no challenge that cannot be solved with experience, good partners and the belief that all things are possible.
Typical General Contracting Services include:
- Determination of client goals, develop project specific plan to meet & monitor these goals, align team toward the goals throughout the project
- Develop project TEAM
- Develop & maintain project budget & schedule
- Coordinate all project issues w/ all team members & stakeholders, including Authorities Having Jurisdiction, ensuring all solutions serve the client’s goals
- Coordinate w/ all equipment vendors / suppliers to ensure project design & readiness for installations
- Financial tracking & coordination w/ project leadership on the financial health of the project, at intervals appropriate to client & project.
- Manage all standard project processes, ie. RFIs, submittals, changes, QC/inspections etc.
- Maintain project safety culture
CONSTRUCTION MANAGEMENT
CONSTRUCTION MANAGEMENT has it’s place in the industry. Although not our preferred position (preferring instead to put our decades of experience directly to use for you), we can help any project find its true north alongside the owner. We are in the business of relationships and determining and meeting the client’s goals. As CM, we can help the project team rally around the client and their desires, and can subsequently help the team develop a plan to move the project towards the clients goals. We can gain the trust of all the team partners and offer our decades of experience towards assisting the team in finding solutions.
Typical Services are similar to GC, as our aims for the project would be to help in the same way, vying for what’s best for the client and the project, only CM services develop into a more assist role:
- Assist team in developing the client goals, a project specific plan to meet & monitor these goals and align team toward the goals throughout the project
- Assist in the development of the project TEAM, using influence of CM role to motivate team members, requiring participation where necessary
- Assist in developing & maintaining the project budget & schedule. Monitor updates as necessary of the project
- Help coordinate all project issues w/ all team members & stakeholders, including Authorities Having Jurisdiction, ensuring all solutions serve the client’s goals. Challenge the team where necessary to ensure this is done.
- Assist team to coordinate w/ all equipment vendors / suppliers to ensure project design & readiness for installations
- Ensure financial tracking & coordination w/ project leadership on the financial health of the project is being done at intervals appropriate to client & project. Assist team in developing these tools as necessary.
- Ensure all standard project processes, ie. RFIs, submittals, changes, QC/inspections etc. are being thoroughly managed. Source and solve issues as necessary.
- Ensure project has an appropriate safety culture sufficient for the complexity and hazards of the project.
